QUALIFICATIONS / DUTIES
- Oversee all stages of the pre-construction project life cycle
- Develop and maintain relationships
- Identify labor, material and time requirements
- Resolve discrepancies by collecting and analyzing information
- Represent the company for strategic pursuits
- Prepare and oversee cost estimates and bid documents
- Prepare or direct the preparation of material take-offs
- Obtain comparative and competitive quotations for materials and subcontractors
- Prepare pre-construction project schedules
- Collaborate with pre-construction team to coach and review project proposals and estimates
- Manage Requests for Proposal (RFP’s) / bid cycles
- Schedule and coordinate project site walkthroughs with potential subcontractors and vendors
- Complete a thorough de-scoping of vendor and subcontractor proposals
- Review budget, profitability goals, customer, and project profile with the project team
- Continuously improve the identification and accuracy of cost figures
- Ensure that all bid / estimate documents are complete and accurate prior to submission to the client
- Act as a resource to project management during the operations transition process
- Support Business development and client development efforts
POSITION REQUIREMENTS
- 10 – 15 years of pre-construction management experience
- Extensive knowledge in commercial, industrial, and residential construction
- Ability to read and understand blueprints and specifications
- Thorough knowledge of construction costs, scheduling, estimating, purchasing, accounting, and engineering principles
- Ability to identify project risks and plan accordingly
- Strong interpersonal, communication, and negotiating skills
- Demonstrated ability to improve processes and create efficiencies
- Analytical with a high attention to detail
- Highly developed sense of professional ethics
- Ability to lead a team as well as work independently
- Proficient in estimating software
- Excellent computer skills
- Organized
- Project management experience
- MA CSL preferred
